“What kind of offer should I place?”
When you are ready to submit an offer, Sybil will go through each page with you to help you with any questions. She can give advice on the best offer to place in any given situation. “How do I get my contract accepted?“
It’s important to know whether the market is currently in favor of buyers or sellers. In a sellers’ market you may have to be more competitive. Terms with less contingencies and over asking price are more likely to be accepted. In a buyers’ market it might be more wise to try to negotiate stricter terms. Either way, you should make sure you are fully pre-approved going into this process.
“What happens after my contract is accepted?”
First, the title company will need to receive your earnest money deposit, which goes into an escrow account. You will get this money back if you are unable to attain your financing or if the home doesn’t pass inspection, for example. Then, you will start your final loan application. Next, the home will go through an appraisal process to verify it’s purchase value. Lastly, the home will undergo any inspections listed in the contract.
